What’s Included In a Resale Home Inspection?

In the state of Texas, there are several things that must be inspected during a home inspection, including visible and accessible components of structural, plumbing, electrical and mechanical systems, built-in appliances and much more. Your report will include the inspector’s opinion regarding the performance of the foundation, and an assessment of the condition of the roof, performed using aerial drones to avoid causing foot traffic damage to the shingles!

Inside the home, our inspectors will examine the electrical system, plumbing, HVAC systems and built-in appliances. We will also check for any visible signs of water damage or other potential hazards. One of the most important things we inspect is the insulation and ventilation in the attic. We use thermal imaging to help identify hidden insulation or moisture intrusion problems. This can help prevent costly repairs down the road.

Our inspection pricing structure is based on the livable square footage of the home alone. We don’t charge extra inspection fees for homes with swimming pools, lawn sprinklers, septic systems or outbuildings like detached garages, barns or shops. We inspect all of it, no extra fees. To top it all off, we even provide you with a FREE TERMITE inspection! Termites can cause extensive damage to a home, and it’s important to catch any signs of infestation early on.

We provide a detailed report of our findings, including photos and descriptions of any potential problems. We include a separate Priority Repair Recommendations report that aims to help you start the process of separating normal home maintenance items from more urgent repairs that the home may need. Your report is usually available immediately after the inspection is completed and can be reviewed with your inspector at the end of the inspection.
